01 What does Marathon 360 do for a prime property agent?
Marathon 360 is an agent services company. We build the operational side of an agent's pipeline — branded CRM, AI Employee answering enquiries in multiple languages, multi-channel follow-up across email, WhatsApp, and SMS, managed ad spend on Meta, Google, and LinkedIn, and monthly performance review. Most clients are live on the system within seven days of the first call.
02 Who receives SMS messages from Marathon 360?
SMS recipients are limited to two groups. First, agents who have signed a service agreement with Marathon 360 Ltd, where SMS is listed as a delivery channel for service updates, billing reminders, and operational notifications. Second, individuals who submitted a form on marathon360.co.uk and ticked the SMS consent box. We do not send SMS to anyone else.
03 Do you send SMS to anyone other than existing clients or website opt-ins?
No. SMS is sent only to clients of Marathon 360 Ltd who have signed a service agreement that lists SMS as a delivery channel, and to individuals who submitted a form on marathon360.co.uk and ticked the SMS consent box. We do not use SMS for outbound prospecting, cold outreach, or third-party lead generation.
04 What is the Done-For-You Pipeline?
The Done-For-You Pipeline is the managed-service tier. We build the agency-branded CRM portal, configure the AI Employee for the agent's languages and call routing, set up property landing pages and enquiry-capture funnels, run the multi-channel follow-up sequences across email, WhatsApp, and SMS, and manage the paid ad spend across Meta, Google, and LinkedIn. The agent's account director reviews performance monthly. Onboarding takes seven days.
05 What is the AI Employee?
The AI Employee is the agency's first responder — answering enquiries on calls, WhatsApp, and email in the languages the agent's market needs, qualifying readiness against the agent's brief, and routing the conversation to a human when the moment calls for it. It runs inside the branded CRM portal we set up during onboarding.
06 What does Marathon 360 do — and what does it not do?
We build and run the operational side of an agent's pipeline: branded CRM, AI Employee, property landing pages and enquiry-capture funnels, multi-channel follow-up, managed paid advertising, and monthly performance review with the account director. We do not handle the agent's client relationships, do not represent agents in transactions, and do not act as a substitute for an agent's own client acquisition. Contacts held in the agent's branded CRM portal belong to the agent.
07 Which markets do you operate in?
Eight markets: the United Kingdom (Mayfair, Knightsbridge, Manchester), the UAE (Dubai, Abu Dhabi), the United States (Miami, Manhattan, Los Angeles), Canada (Toronto, Vancouver, Montréal), Australia (Sydney, Melbourne, Gold Coast), Portugal (Lisbon, Cascais, Algarve, Porto), Thailand (Phuket, Bangkok), and Indonesia (Canggu, Uluwatu, Ubud). 08 How long does onboarding take?
Seven days. Day 1–2: we review the agency's goals, target postcodes, and deal profile, and the dedicated account director maps the pipeline and begins CRM setup. Day 3–4: the branded portal goes live, with property landing pages, enquiry-capture funnels, and web chat integrated and tested. Day 5–6: AI Employee is activated, multi-channel follow-up goes live, and engagement-scoring rules are configured. Day 7: handover, training, and the agent is ready to operate the pipeline.
09 What if a campaign underperforms in the first month?
We review every active client agency monthly with the account director. If engagement metrics fall below the targets agreed at onboarding, we reset the brief, retune the AI Employee responses, and adjust the advertising and follow-up sequences at no additional cost. 10 How do I get started?
Book a thirty-minute call with the desk. We review your current book, identify where the pipeline is leaking, and sketch what a Marathon handover looks like for your market. If the managed-service tier fits your agency, we send a proposal. If it doesn't, we tell you straight. The booking link is on the homepage under §08 The Desk.
